Smethurst Property Consultants are delighted to announce that they have recently concluded the letting of 5,500 sq ft at Delta 601 to shaw Village Preschool who have taken a new 10 Year Lease.
Smethurst Property Consultants were appointed to offer strategic letting advice following the departure of the previous tenant. The building was in an extremely dilapidated state and our advice to our client was to re-invest in the building and refurbish it to a standard to meet the requirements of todays occupiers. With proposed changes to MEES in 2028 one eye was firmly on the EPC rating of the building to offer surety to tenants going forward – the building achieved an EPC rating of B.
Shaw Village Preschool engaged with SPC and were drawn to the building in the first instance because of its location. The fact that the building had been refurbished meant that minimal works would be required on the way in and the flexible nature of the new M&E together with the EPC rating for the building provided some control over rising energy costs. Our client adopted a pragmatic approach and we managed to conclude the letting within just 4 weeks.
