Openwork expand Swindon presence with the purchase of Auckland House, Lydiard Fields Swindon

Acting on behalf of Openwork Holdings Ltd, one of the UK’s largest financial advice networks, Smethurst Property Consultants are delighted to announce the recent purchase of Auckland House, Lydiard Fields Swindon.

Daniel Smethurst of Smethurst Property Consultants said “we are delighted to have been involved with this transaction and to have offered strategic commercial property advice to Openwork. This was not a straightforward property transaction in so far as this off market transaction involved negotiations with multiple parties as well as keeping market forces at bay. We are delighted with the end result as Openwork not only have the security of the Phase 3 Development Land going forward, but they also have the peace of mind that they will have high-quality office accommodation coming online later this year.”

Mark Duckworth, Chief Executive of Openwork said: “Smethurst is the perfect partner for Openwork and their support throughout the acquisition of Auckland House has been tremendous.  Our business is growing and it is important to us that we invest in staff wellbeing by enhancing the working environment of Openwork employees.”

This latest acquisition comes as part of an intelligent plan to create an Openwork Campus – a two-building/ one site opportunity that will improve working practices and enhance Openwork’s ability to collaborate and build new connections within and between teams.  Auckland House, together with the current space at Washington House, will provide well over 50,000sqft of bright, modern working space.

Smethurst Property Consultants have been retained to market the second floor in Auckland House and this is available as a whole or on a wing by wing basis with accommodation available from 6-12,000sq ft.

Daniel Smethurst of Smethurst Property Consultants commented “the 2nd floor in Auckland House provides some of the best quality office accommodation readily available in the town. A combination of the open floor layouts, excellent car parking and superb connectivity is likely to appeal to the market and the view isn’t bad either”

Lydiard Fields received planning consent for 146,000 sq ft of new offices of which 104,000 sq ft has been developed in two phases. Auckland House (currently known as Castrol House) is one of 4 buildings built by BAM properties and comprises a 36,000 sq ft standalone HQ office building. It was constructed with sustainability in mind and was built to BREEAM “very good” standards. It has excellent on-site car parking and easy access to J16 of the M4.
